Inspections are usually arranged by either the potential purchaser and/or the real estate agent. Reports are confidential to the client. The most common arrangement is to have written into the offer to purchase "conditional on a pre purchase inspection". A provision to protect the buyer from major deficiencies should also be included. We always recommend having our clients on site during the actual inspection, if possible, in order that all concerns or unusual aspects of the house or systems can be explained in minute detail. Our inspection covers the complete house, basement to roofs, that are accessible for visual or testing. All systems within the structure are thoroughly inspected. A full written report will be available to you on site. Average site time is 2.5 hours with ample time for discussion following. It is important that you are comfortable with your potential new home.
