你想当房东么?
如果不向有关部门申请, 私自租房, 遇到房客欠房租,上法庭也没用今天遇到一对韩国人, 官司没打成.好在judge 通情理,给他们一周的时间去取得permit, 然后再回来打官司.『慰问』 Do you swear to tell the truth, the whole truth, and nothing but the truth?

说说当房东怎么对付房客『大汗』(希望不会这样)
有些事情,大家都知道:比如分租的时候,厨房厕所合用,此时双方的利益不在租赁法保护范围之内.
另外的情况就是:如果租客和房东大吵大闹, 也可以告上法庭,逐走住客.另外的理由就是有亲戚或朋友来住,需要用房,可以提前通知房客,让其搬走(俺就觉得这条好).
总之,遇到极品房客, 房东不是必须一味的忍让,租赁法体现的是公平,并不是一味地偏袒住客.(安省法律如此,卑诗的就不知道了)
不过咱们中国人, 双方冲突的都是一些小事, 什么用水多啦等等. 只要人家按时付房租, 这种小事上的干涉是非法的
Notice to End a TenancyLandlord must give proper noticeA landlord can end a tenancy only for the reasons allowed by the Act.
In most cases, the first step is for the landlord to give the tenant a notice in writing that they want the tenant to move out.
Theproper forms a landlord must use for giving a notice to end the tenancyare available from the Board.There are different notices fordifferent reasons.
Landlords must use the correct notice formand fill it out completely and accurately to ensure that the tenantreceives all the information that the Act requires.If the landlorddoes not give the tenant all the information required by the Act, thenotice may be void.And, if the landlord files an application to evictthe tenant based on an incomplete or incorrect notice, the applicationmay be dismissed.
Reasons for ending a tenancyTheAct allows a landlord to give a tenant notice to end the tenancy earlyif the tenant, the tenant’s guest or someone else who lives in therental unit does something they should not do, or does not do somethingthey should.This is sometimes called ending a tenancy “for cause”.
Some examples of “for cause” reasons for ending a tenancy are:
[*]not paying the rent in full,[*]causing damage to the rental property,[*]disturbing other tenants or the landlord, and[*]illegal activity in the rental unit or residential complex.There are also other reasons for ending a tenancy that are not related to what the tenant has done, or not done.These are sometimes called “no fault” reasons for ending a tenancy.
Some examples of “no fault” reasons for ending a tenancy are:
[*]thelandlord plans to do major repairs or renovations that require abuilding permit and the work cannot be done unless the rental unit isempty,[*]the landlord requires the rental unitbecause the landlord, a member of the landlord’s immediate family ortheir caregiver wish to move into the unit, and[*]thelandlord has agreed to sell the property and the purchaser requires allor part of the property because the purchaser, a member of thepurchaser’s immediate family or their caregiver wish to move into theunit.(This reason for eviction only applies in rental buildings withthree or fewer units and in condominiums.) 对了, 当房东,最好有记变天账的习惯,俺称之为工作日志
因为出庭是要举证的. 法官需要具体的数据: 时间,地点, 做了什么.出示的数据要可信 这次上庭,听到的一个案例,就是不交租金的房客指责房东随意进入自己的房间.
对此, 法官的解释是: 房东因为合理的理由进入, 要给24小时的提前通知.并且特别强调"要有合理的理由".

当租客欠本月的房租达到:本月房租+200刀的时候,就可以给房客N4.提醒他,必须在某某日期之前(比如说当月的26日)交清租金,否则送他去法庭.
房东有权利通知租客结束合同, 但是没有权力驱逐房客.只有TRIBUNAL能够驱逐房客.这点要注意. 还没做过房东,学习啦。:-) 对了, 当房东,最好有记变天账的习惯,俺称之为工作日志
